The Building and Zoning Department approves all requests for Building Permits. A Building Permit is required for any improvements or repairs being done to a property (excluding yard work and painting). This includes, but is not limited to additions, garages, patios, roofs, fences, pools, electrical upgrades, or plumbing installations. Also, when applying to open a business, the Building and Zoning Department will review and inspect all premises used for businesses, including health inspections. Click here for the Application for Business License.

Building and Zoning also conducts Occupancy Permit and Annual Licensing Inspections for single-family homes; please contact the Village Hall for more information. In addition, they work with the Housing Authority to investigate complaints regarding unfair housing practices and sub-standard living conditions in rental units. Reports of sub-standard living conditions should be directed to Building and Zoning.

Residents and property owners are expected to maintain the interior and exterior of their property. Building and Zoning personnel make daily rounds throughout the Village to ensure that all properties are maintained according to Village Ordinance. Owners who do not maintain their property will be fined. Property standards include, but are not limited to the following:
• Addresses must be posted on the front and back of each property. Numbers must be at least 3” tall and must be in a contrasting color
• It is unlawful to have an abandoned/junked/disabled vehicle remaining on a property that has not moved in 7 days.
• Gutters and downspouts must be maintained in good repair and diverted away from adjacent buildings
• All wood, metal, and brick surfaces shall be maintained in good condition. Peeling, flaking, and chipped paint shall be eliminated and surfaces repainted
• Weeds, grass, and plants other than trees, bushes, flowers, or ornamental plants cannot exceed 6” in height
• Windows shall be kept in sound condition, good repair, and weather tight
• All exterior property and premises and the interior of every structure shall be free from any accumulated rubbish or garbage
• Trees or landscaping are not allowed to overhang sidewalks, streets, alleys, or public ways
